Can you hold a place before I apply?
Our properties are rented on a first-come, first-served basis with a fully completed application and paid fees. We encourage you to schedule a showing as soon as possible and then apply to secure your desired rental. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in costs vary. Typically, tenants are required to pay the first month’s rent and a security deposit. Some properties may also require last month’s rent, depending on screening results. -
How old do you have to be to apply?
Applicants must be at least 18 years old to legally enter into a lease agreement. -
Is the deposit refundable?
Yes. Security deposits are refundable, provided there is no damage beyond normal wear and tear and all lease terms are fulfilled. Deductions may be made for unpaid rent, damage, or cleaning costs. -
Who needs a cosigner?
A cosigner may be required if an applicant doesn’t meet our minimum income, credit, or rental history criteria. Cosigners must meet financial standards and sign a guarantor agreement. -
You have a property I want to rent. How do I apply?
You can apply online through our application portal. Be prepared to submit proof of income, a valid photo ID, and the application fee. -
How do I pay rent?
Rent can be paid online through the tenant portal. -
I want to get a pet. What should I do?
Check your lease agreement first and contact our office for approval. Some properties are pet friendly with an additional deposit or non-refundable pet fee. Restrictions may apply. -
I want to move out, but my roommate wants to stay. What should I do?
If you're listed on the lease, you're still legally responsible. Your roommate may need to requalify on their own, or a qualified replacement tenant must be approved by our office. -
My lease expiration is coming, and I want to move out. What should I do?
Review your lease for the required notice period—typically 60 days. Submit written notice of your intent to vacate before the deadline. -
Who is responsible for paying for repairs & maintenance requests?
Routine maintenance and most repairs are an owner responsibilty. However, tenants will be charged for any repairs due to negligence or misuse. Additionally, any minor repairs under $75 are a tenant responsibility. This covers things like a tightening a loose doorknob, unjamming a disposal, replacing missing vertical slider slats.
